Principal
Cole Walter
Cole Walter serves as Principal/Partner of Ziff Tax Credit Investors, leading all aspects of the division’s strategy. Cole established and grew our dedicated tax credit investment platform, closing 20 transactions for a total capitalization of $100M+, generating $17M+ in tax credits.
Prior to joining Ziff in 2024, Cole was an Acquisitions and Asset Management Senior Analyst at Pantzer Properties in New York City, where his team executed $2.8 billion in residential real estate transactions during his tenure.
Cole earned a B.A. from Duke University in 2021 and currently serves on the board of The Foundation for Tomorrow, a nonprofit supporting vulnerable Tanzanian children through scholarship and community-based initiatives.

Stephen Ziff
A Charleston resident since 1991, Stephen has a long association with corporate leadership and real estate development. With his lifelong business experience, Stephen provides oversight to capital and other major transactions at Ziff Real Estate Partners, since its inception in 1992. He also serves as the senior partner at Ziff Tax Credit Investors. He was formerly general partner in Ziff-Button properties in Dallas, Texas, and was managing partner in Lower East Redevelopment, Inc. in New York City. He served as chairman and CEO of Dual Lite, Inc. of Newtown, Connecticut, a publicly owned business, and was a founder and director of Tokyo Electron Ltd. of Tokyo, Japan. Stephen is a 1962 graduate of the University of Michigan with a Bachelor of Arts in Economics and received a Master of Arts in Art History from Columbia University in 1989. He has been very active in Charleston, having organized and chaired a task force to modernize city government and with Beth Elohim, Charleston’s Reform Jewish Congregation, as well as with the American College of the Building Arts. Most recently, Stephen is Founder & Chairman of the Charleston World Heritage Coalition, a newly formed non-profit whose mission is to have Charleston’s Historic City Center designated as the first urban World Heritage Site in the United States.

Tim Walter
As Managing Partner and Chairman, Tim is responsible for all operations of ZRP. Tim has been a principal since the company started and has been intimately involved with every aspect of the commercial real estate business. He served as CFO prior to becoming CEO in 2006. Tim relocated from New York to Charleston in 1992 to build ZRP with Stephen and has an extensive background in finance, management, and real estate. After building a solid analytical foundation at Touche Ross, he joined forces with Stephen Ziff to own and manage Lower East Redevelopment, Inc. in New York City. Tim received his bachelor's degree in Finance and Accounting from The Kelley School at Indiana University in 1983 and a Master’s in Architecture and Real Estate Development from Columbia University in 1989. He is a certified financial planner, a South Carolina real estate broker, and has served on the boards of several non-profit corporations.
